Onis Approach: The initial design provided to the client did not commercially exploit the available floor spaces, has tight planning restrictions with respect to the exterior and has very expensive engineering requirements. Our aim is to maximize the available net internal floor space and reduce the need for transference structures whilst adhering to the existing fenestration. Because of the time constraints and need for work to commence ASAP we have negotiated with a small number of well established Design and Build contractors to execute the main contract as opposed to going out to tender. We have introduced a former senior Fosters architect to review the interior layout and have simplified the engineering requirements on the superstructure thus negating the need for expensive cantilevering. |
